Former Brewery Site Gets a New Lease on Life

A 599sqm Burleigh Heads building that housed a now defunct brewery has been split and re-leased into two new tenancies under the management of LJ Hooker Commercial Southern Gold Coast. 

The site of Burleigh Barrels Brewing, which closed last year, has been re-leased to women's only gym, Mum Hive, which has taken up a space of approximately 422sqm, and hair salon Blondee, which has taken approximately 167sqm.  

The new tenants have taken up minimum five-year leases on the respective premises with an average lease rate of $360psm. 

LJ Hooker Commercial Southern Gold Coast's Head of Commercial Tara Imlach said the site, at 107 West Burleigh Road, was one of the largest centres on the arterial strip. 

Ms Imlach said LJ Hooker Commercial Southern Gold Coast worked with the landlord to reposition the site following the closure of the brewery. 

Independent breweries have struggled in the current economic climate. Many are reporting 30% increases in operating costs while cost of living pressures and reduced alcohol consumption from young adults are impacting consumption. 

Ms Imlach said the scale of the business allowed flexibility in the re-leasing campaign. 

"The spot is well-known for housing the former Burleigh Barrels Brewing and its closure was unfortunate. The brewery sector has struggled right across Australia in recent years.” 

Ms Imlach said the site – positioned within one of the largest big box / retail centres on the arterial West Burleigh Road – appealed to a broad range of operators and its scale allowed for repurposing. 

“The site’s accessibility was a real drawcard, and the level of enquiry was strong,” she said.
