JLL Directors Join LJ Hooker Commercial
Two of Western Sydney’s leading industrial property agents have joined LJ Hooker Commercial’s Bankstown office as the industrial business attracts continued interest.
Former JLL Parramatta directors Matthew Keeping and Ryan Jennings will continue to specialise in the industrial sector linking the western and south-western markets, teaming-up LJ Hooker Commercial Bankstown directors Jon Orsborn, Paul Byrne and Tim Byrne.
Mr Orsborn said the expansion of the business came at a time when Western Sydney was primed for another year of interest from business owners, tenants and investors.
“Matthew and Ryan are both consummate industrial property specialists who have a wealth of experience in Sydney’s West,” said Mr Orsborn.
“Their connections and market knowledge will open-up future opportunities for LJ Hooker Commercial Bankstown’s clients at a time when the area is undergoing rejuvenation.”
Mr Orsborn said public and private investment in infrastructure through the area - including the Westconnex, Moorebank Intermodal, future Bankstown Airport Business Park and M5 upgrade – was underpinning interest in the area from business owners, tenants and investors.
“There's been a migration from the city fringe following the rezoning of many suburbs for residential and that's brought a lot of business owners and tenants out this way,” said Mr Orsborn.
“The Western Sydney industrial sector actually recorded renewed interest throughout COVID-19 and even as government stimulus measures and policies have been wound back, we’ve seen very little drop-off in activity.”
Yields in Sydney’s Central West industrial sector are circa 5.2% while landlords are achieving net race rents of $146psm.
Mr Keeping, who has also held director roles at Colliers International, has a string of major Western Sydney deals against his name, including:

• 412-426 Victoria Street, Wetherill Park - $16m;
• 107 & 109 Orchard Road, Chester Hill - $15m.
Mr Jennings has also held senior roles in industrial and logistics at CBRE. Some of his major deals include:
• 111 Bonds Rd & 62 Belmore Rd Riverwood – $41m;
• 61-63 Governor Macquarie Drive Chipping Norton – $9.8m;
• 3 The Crescent Kingsgrove – $15.45m.
