Transport Hub to Transform Sydney-Brisbane Trucking
After several decades of planning, a long-awaited road network into the regional centre of Taree has brought with it the opportunity to deliver the largest transport hub between Sydney and Brisbane.
LJ Hooker Commercial Taree is managing an EOI process for three farms which adjoin the Pacific Highway at what will be the main entry point to the Manning Valley hub from the highway bypass.
The farmland is adjacent to the Northern Gateway Transport Hub, which has already attracted trucking giant Jim Pearson Transport in its first stage release.
The three farmland parcels have been partly rezoned for industrial use by MidCoast Council. Combined, the three properties offer approximately 47ha of industrial which was perfectly positioned to capitalise on the nearby transport hub, said LJ Hooker Commercial Taree’s Executive Business Manager Cameron Tate.
“When completed, the Gateway Hub will be the premier transport and logistics precinct on the Pacific Highway between Sydney and Brisbane,” said Mr Tate.
“For a developer, the adjoining farmland offers a greenfield opportunity on the edge of the biggest commercial project the Manning Valley has ever seen. Once operational, it will employ hundreds of workers and be a stopping point for the national transport industry.
“The farmland could be reimagined as a bulky goods and distribution precinct, with tenants and owner-occupiers taking advantage of the region’s affordability, highway access and opportunities created by the neighbouring Northern Gateway Transport Hub.”
The farmland EOI has been launched at a time when industrial land close to infrastructure is at a premium in the Manning Valley. LJ Hooker Commercial Taree recently completed the sell-out of 12 lots, averaging 8000sqm each, of industrial land at the Bucketts Way. Over a six-month period, the allotments sold out for between $60-$70 a square metre.
“We’d expect the farmland’s proximity to the Northern Gateway Hub and access to the Pacific Highway would command a strong premium for industrial land in Taree,” said Mr Tate.
“That being said, it’s still comparatively cheap to other regional areas, and significantly less than Sydney and Newcastle.”
