Development Site in Business and Tech Precinct Comes to Market
A 21,426sqm development site within one the Sunshine Coast’s key town centres has been brought to market through LJ Hooker Commercial Sunshine Coast.
With 325 metres of frontage to the Sunshine Motorway – the region’s main arterial - the listing sits within Sippy Downs’ town centre which hosts the University of the Sunshine Coast (USC) and planning guidelines to encourage new business and tech innovation.
Sippy Downs has a community of approximately 12,000 residents which, along with neighbouring Palmview, is expected to grow to 45,000 by 2041.
Through its zoning, the site offers a broad range of redevelopment options including retail, office, residential and entertainment.
LJ Hooker Commercial Sunshine Coast’s David C. Smith and Mike Stewart are managing the Expression of Interest campaign which closes February 25.
Mr Smith said: “The site’s scale, exposure to the Sunshine Motorway, University and future residential development positions it as one of the most exciting development opportunities on the Sunshine Coast. It has the potential to be a landmark on the Sunshine Motorway.
“Sippy Downs is a growth area and plays a significant role in the region’s economy as a secondary chief activity area to Maroochydore.
“This site will play an integral role in the evolution of Sippy Downs. There are schools, University of the Sunshine Coast, a medical centre, Coles and transport within walking distance.”
In the immediate term, the property accommodates industrial tenants and generates a passing nett income of $468,000 per annum plus GST.
Mr Stewart expected the site to attract national interest.
“Sippy Downs already has USC and is designated as an innovation space for business and technology,” said Mr Stewart.
“It has the potential to be a key attraction in vision for Sippy Downs and the broader Sunshine Coast.”
